Purchasing a home for the first time is one of the largest and stress-related endeavors you will make in your lifetime.  It will be however one of the most enduring! 

Your first home is your sense that you have some control in your life.  It grounds you and gives you a sense of pride of ownership and a place to belong.  You get to make changes and decisions when you want in most cases.

You see the advertising out there for first-time homes for sale, what are they?  They are homes for the most part usually entry-level size and price.  But they can also be any home that you can afford.

The decision to purchase your first home starts before drive your car to the open houses.  The time begins when you first contact your Realtor. There are several areas of the purchase process that we will talk about to make the endeavor as smooth as can be made to be.


Sit down and talk to your agent about what your wants and needs are in relation to your new home purchase.  You will then develop a plan of action.  Buying a home for the first time does not necessarily mean that the houses are of low value or quality.  Some buyers may have gone through the beginning of their lives with occupations that move several times, making home ownership somewhat difficult. 


Talking points of being a first-time homeowner include every aspect of pre-sale, purchase and after the sale.  We will speak to those as we continue.


Gaining the confidence and trust of your Realtor is probably the most important step and should not be taken lightly.  Your Realtor is going to be your guide and take you through the complete home buying process.

Continuing further the next route is to secure the method of paying for the loan. This comes in the shape of either paying cash or gaining a mortgage.  Some have funds available to pay for the home up front, but if this is not in your future then you will need to do what most buyers do and get a mortgage loan from a bank or mortgage broker.

Next up after you have your purchasing ducks in a row, you will begin the fun portion which is the home search.  This is probably the most time consuming but will be narrowed with a knowledgeable agent.

When you have located your Dream home, next is the offer process.  This consists of writing the contract and getting the contract accepted.

After the contract is accepted we move on to the fulfillment of any contingencies which may include the guarantee of the ability to pay the mortgage or inspecting the home for any noticeable problems.  There are other contingencies that we will speak to.

The process is generally going smoothly when we have progressed to the point of Closing with the escrow company.  This is the last in the process of receiving the keys to your new home.
