When you determine who your Realtor will be, the next step he will guide you through will be how you will pay for the purchase. If you pay with cash, then the process will be to make sure you can prove the funds. Once this is done its on to the next step.
If you need to finance the home purchase then you will need to speak to a mortgage bank or broker. They will begin by asking you for some documentation to start the qualification process. There are several different first time buyer products available, some with down payment assistance.
Once your mortgage lender has determined what amount you will qualify for (How much you can afford) they will then issue a qualification letter that is to be used when you submit any offers later.
If your lender comes back and says that you need to get some finances fixed before they issue a qualification letter, then they may place you in credit repair with a qualified credit mentor. This will delay the start until those problems are fixed.
